Frequently Asked QuestionsQ. I don't know Bristol - where should I look for property?A. Clifton, Cotham, Redland, Kingsdown and the City Centre area are all very popular with students. Q. How much does it cost to Register? A. Registration is free with Anthony James & Co. Q. What is an agency fee for? A. This is an administration charge and varies from agency to agency. It is not refunded if you change your mind. Q. How much does it cost to reserve a property? A. Anthony James & Co do not charge a reservation fee. We will reserve a property for 24hours without a charge. Q. Do I have to pay the full 12 months rent? A. Yes if you wish to live close to the University. Q. Why should I supply Post Dated Rent Cheques? A. One of the advantages of supplying quarterly post-dated cheques is that we arrange the dates during the student academic year to match the arrival of your student loan. Also, with quarterly cheques, if your loan is late you can ask us to delay payment. Bristol University also accept post dated cheques - see: http://www.bristol.ac.uk/studentfunding/home_pg/emergency.html Q. Why should I pay quarterly? A. The dates of cheques for our managed properties are planned to correspond with the student loan regardless of the start date on the tenancy agreement. As stated above we are also happy to delay payment until the student loan has been received. For these reasons we strongly discourage monthly cheques. Q. What is the deposit for? A. Any damage to the property 'beyond normal wear and tear' will be deducted from the deposit at the end of the tenancy. Last year we returned an average of 82% of each and every deposit! This includes the minority of students who left their property in a terrible state. If you look after your property, you will get your deposit back. Q. Can I pay rent monthly? A. Most landlords will accept rent monthly - ask the agency for details. Q. What is a Parental Guarantor Form? A. A parent must sign a form to confirm they will cover your rent arrears. Q. What if I change my mind? A. Anthony James & Co will retain the fee but refund the deposit as soon as a replacement is found. Q. Are utility bills included? A. All utilities are usually paid by the tenants. Q. What is an Assured Shorthold Tenancy Agreement? A. The whole group will sign the same agreement for the 12 months and you will be jointly responsible for the total rent and any damage. Q. Can we have pets? A. Pets are usually against the terms of the Tenancy Agreement. Q. What is night storage heating? A. Electric radiators where heat is stored all night at a cheaper rate and released slowly during the day. Q. Do you have gas safety certificates? A. All Anthony James property with gas appliances have Gas Safety Certificates. Q. Any other advice? A. Buy an A-Z , it saves a lot of time!! |
