How to find and reserve a student property

• HOW MANY IN A GROUP? We let properties for up to 11. Who do you really want to live with? Form your group before you register. All properties are let on a Joint and Several Tenancy, which means if one of your housemates does not pay the rent, the rest of you can be called on to do so.
• HOW MUCH CAN YOU AFFORD? Rent is per person per calendar month. However you need to budget for utilities. Ask students who currently rent privately how much they pay for all their utilities.
• HOW DO I VIEW A PROPERTY? At least one of your group must come into our office to register and bring some form of student identification. We will then give you all the information you need to view the property. Our staff are also able to discuss various properties (and landlords!) with you.
• HOW MUCH DOES IT COST TO REGISTER? Registration is free!
• HOW CAN I RESERVE A PROPERTY? Your group must view the property together so you will be able to make a decision. We will reserve a property for 24 hours - no charge!
• WHAT HAPPENS NEXT? The whole group must come into the office, fill out Application Forms and pay a Deposit and Agency Fees. Payment can be made by cheque, cash, credit or debit card.
• HOW MUCH WILL IT COST ME? Most agencies charge fees. Anthony James & Co is very competitive and charges a one off fee of £95 + vat. There are no other fees.
• ANY OTHER COSTS? Yes, you need a deposit equivalent to one month's rent. Therefore you need to be able to pay approximately £450 in order to reserve your property.
• DO I NEED A REFERENCE? All Parents will be required to sign a Guarantor Form.
• HOW QUICKLY DO I NEED TO FIND A HOUSE? Our list is printed mid January, but DO NOT PANIC! New properties continue to be added for several months. Only put a deposit on a house you really like!
• WHICH ARE THE BEST AREAS? Anywhere within walking distance of our office seems to be the most popular. However if you are prepared to walk a little further (or drive) the rents are less and you have more choice.
• COULD I LOSE MY HOUSE? Once the deposit has been paid by the whole group, the property is no longer advertised. It can only be lost if the landlord takes it off the market.
• HOW LONG IS THE LEASE? The lease is for 12 months unless otherwise stated.
• NEW for 2009 If it is impossible for one of your group to call into the office, complete the registration form on line using your university email address only.
